The Place and the Urban Context
The center of São Paulo is undergoing constant processes of transformation and creation of new centralities, driven by public policies and the private sector. The historical expansion — from the Historic Triangle to the New Center, Paulista, Faria Lima, Berrini and, more recently, Chucri Zaidan — demonstrates the displacement of the development axis towards the Southwest.
In this scenario, Public-Private Partnerships (PPPs) emerge as a recent instrument for urban requalification, especially in housing, as seen in the Júlio Prestes Complex and other municipal projects.
Public Spaces and Urban Connections
The expansion of the Princess Isabel Park will qualify the main public space in the surroundings, connecting to Largo do Arouche, Praça Júlio Prestes, Parque da Luz and Largo Coração de Jesus.
The project proposes public enjoyment and active facades, creating expanded sidewalks, urban permeability and strengthening the principle of Walkable Cities.
Building Architecture
The set seeks to symbolically represent public power in a democratic and iconic way.
It is structured into three main types of buildings:
Type 1 Towers (blocks 46 and 48):
Two main towers of 20 floors, with striking geometry and square plan with a central void, formulated to compose a new Civic Center and mark the axis of Av. Rio Branco.
Type 2 Towers (blocks 34 and 48):
Set of four interconnected slats, with 12 floors, intended to complement office spaces, with linear floor plans that ensure natural lighting.
Special Type Towers (block 52):
Solution adapted to the consolidated urban context, maintaining historical alignments, creating overhangs on the enlarged sidewalks and meeting the urban indexes.
The ground floor of almost all the blocks receives commercial use; Elevated areas form garden squares on stilts, creating collective spaces above street level.
